Executive Summary

Burruss-Woolfolk Tract
Appomattox County, VA
Well Managed Timber Property
» Back to sale list

Unique timberland investment opportunity to acquire a large, well managed timber property. Pine plantations were established in 1984, 1988, 1989 and 1992 and contain merchantable timber. The property is located in an area with well established timber markets for pulpwood and sawtimber, offering a ready market for future timber harvests.

The pine plantations have been thinned to promote future growth. The well stocked stands offer substantial value appreciation potential and periodic income in the near future. Intermediate income is available from additional thinnings. Areas of bottomland hardwood offer marketable hardwood, as well as adding diversity for wildlife. Old logging decks have been cleaned up and can be used as wildlife food plots. Property can be used for timber production, recreational use, hunting or a personal retreat. There is excellent access with direct road frontage on SR608, an internal road system and abundant ATV/walking trails. Abundant wildlife population includes deer, turkey and small game.

A timber cruise was conducted for the owner by F & W Forestry Services, Incorporated in August 2011. Detailed cruise information is available under the "Timber Inventory Report" link on the right.

Directions: From Appomattox take Hwy 26 north approximately 5.1 miles to left onto SR608. Continue 1.8 miles to entrance on the left.  Pink-glo flagging is tied on both gate posts.  Look for sign.
